How long does the application process take?
Most applications are processed within 1–3 business days, depending on how quickly references, employment verification, and screening reports are returned.
How much is the security deposit?
Security deposits vary by property but are typically equal to one month’s rent. The exact amount will be listed in the lease agreement.
What do I need before move-in?
Before receiving keys, tenants must:
Sign the lease agreement
Pay the first month’s rent
Pay the security deposit
Provide proof of renter’s insurance (if required)
Transfer utilities into their name
When do I receive the keys to the property?
Keys are released on the official lease start date after all documents and payments are completed.
Rent Payments
When is rent due?
Rent is due on the 1st of each month, unless otherwise specified in your lease.
How do I pay rent?

Maintenance & Repairs
How do I request maintenance?
All maintenance requests should be submitted through the online tenant portal. This ensures your request is documented and addressed as quickly as possible.
What qualifies as an emergency maintenance issue?
Emergency maintenance includes issues such as:
Major water leaks or flooding
No heat or AC during extreme weather
Gas leaks
Fire hazards
Electrical hazards
If it is a life-threatening emergency, call 911 first.
How quickly are maintenance requests handled?
Response times vary by severity:
Emergency: addressed immediately
Urgent: typically within 24 hours
Routine: usually within a few business days
Do I have to be home for maintenance visits?
Not always. By submitting a maintenance request, tenants may authorize entry for repair if needed.
Property Rules & Responsibilities
Can I make modifications to the property?
No alterations (painting, installing fixtures, etc.) may be made without written approval from management or the property owner.
Can I have pets?
Pet policies vary by property. If pets are allowed, additional pet deposits or monthly pet rent may apply.
Am I responsible for landscaping or utilities?
Responsibility depends on the property. Your lease will specify which utilities and maintenance items tenants must handle.
Lease Terms
What happens when my lease is ending?
You will typically receive a renewal notice before your lease expires. If you plan to move out, written notice is required according to the terms of your lease.
Can I break my lease early?
Early termination may be possible but usually includes fees or conditions outlined in the lease agreement.
Move-Out
How much notice do I need to give before moving out?
Most leases require 30 days written notice, but your lease agreement will confirm the exact requirement.
How do I get my security deposit back?
After move-out:
The property is inspected
Any damages beyond normal wear and tear are deducted
The remaining deposit is returned within the time required by law
What should I do before moving out?
Tenants should:
Remove all personal belongings
Clean the property thoroughly
Return all keys/remotes
Provide a forwarding address
