Call or Text Immediately
These situations may be dangerous or cause major damage to the home.
Contact us right away if you experience:
Gas smell or suspected leak
Fire, smoke, or carbon monoxide alarm
Active water leak or flooding
Power outage affecting the entire home
No air conditioning during extreme heat
Broken exterior door or window affecting security
Sewage backup or uncontrollable toilet overflow
Appliance sparking, smoking, or burning smell

Quick Fixes You Can Try First
Most common issues can be resolved in just a few minutes:
π‘ Power / Outlets Not Working
π How to Check a Tripped Breaker
What it looks like:
A switch that is not fully lined up with the others
Often stuck in the middle position (not ON or OFF)
Steps:
Locate the breaker panel (garage, hallway, or outside)
Open the panel door
Look for a breaker out of line or in the middle
Flip it fully OFF first
Then flip it firmly back to ON
Check if power is restored
π Tip: You may hear a small click when it resets
π How to Reset a GFCI Outlet
What it looks like:
Outlet with "TEST" and "RESET" buttons
Common in bathrooms, kitchen, garage, or outdoors
Steps:
Press the RESET button firmly until it clicks
If it doesnβt click, unplug nearby devices
Press RESET again
Check nearby outlets (one GFCI may control several)
π Tip: If one bathroom outlet is out, check another bathroom or the kitchen
If it still doesnβt work:
Try both steps one more time
Then contact us for assistance
πΏ Water Pressure / Hot Water
Avoid running multiple water sources at once
Allow time for hot water to cycle
π§ If You Notice a Leak (Important)
Act quickly to minimize damage:
1. Shut off the water at the source (if visible):
Under sinks: turn the small valve clockwise
Behind toilets: turn the valve clockwise
For appliances (washer/dishwasher): look for nearby shut-off valve
2. If you canβt find the source valve:
Locate the main water shut-off (usually outside, garage, or utility area)
Turn the handle clockwise to shut off water to the home
3. Then contact us immediately
π Tip: Turning off the water quickly can prevent major damage
π½ Toilet Not Flushing
π« DO NOT FLUSH if the toilet is clogged or water is rising β this can cause overflow and damage.
Use plunger
Wait a few minutes and try again
Do not flush wipes or paper towels
π§ If the Toilet Is Overflowing
Act quickly to stop the water:
1. Shut off the toilet water valve:
Look behind the toilet near the wall
Turn the valve clockwise until it stops
2. Remove the tank lid (optional):
Lift the lid off the back tank
Gently push the flapper down to stop water flow if needed
3. Do not flush again until the issue is resolved
4. Contact us if the issue continues
π Tip: The shut-off valve behind the toilet is the fastest way to stop an overflow
βοΈ AC / Thermostat Issues
Ensure thermostat is set to COOL
Lower temperature below room temp
Check batteries and breaker
πΆ WiFi Not Working
Unplug router and modem
Wait 30 seconds
Plug back in and allow 2β3 minutes to reset
π§Ό Garbage Disposal
Press reset button underneath
Ensure power is off before checking for jams
